THE IMPORTANCE OF CURB APPEAL

 

If you are planning to sell your home, there is work to be done to prepare your house for sale! Gone are the days when you merely cut the lawn or placed flowers on the front porch to prepare your home for sale. Today, buyers are knowledgeable and they want to purchase a "move-in ready" home. It is imperative that the exterior of the home is appealing and inviting to prospective buyers.

You'll discover your property will sell without spending a lot of money. Staging your home with a Home Staging Specialist is often much less than your first price reduction! Home Staging maximizes the appeal of any property. Staging targets the psychological needs of buyers who are fueled by their emotions. Staging creates a series of impressions and showcases a preferred lifestyle. WHERE TO START? Be objective and pretend you are a prospective buyer.Despite what your neighbours might think, walk out to the end of your driveway and begin to view your property through "the buyer's eyes".

Formulate a list/plan to address the following: * Exterior of the house: colour, condition, repairs. * Front door: clean, update, repairs, accessories. * Windows: clean, repairs, have the blinds/shutters open. * Garage doors: function, condition, clean, colour. * Walkway or Front Porch: clean (use a power washer), repairs. * Roof: free of debris (leaves/branches), repairs required. * Garden: healthy, vibrant and wall maintained. * Lawn: Manicured and well maintained. One of the most important things you can do as a seller is to accentuate the features of your property. If you have a beautiful patterned concrete driveway and/or walkway, be sure it is clean and clutter free. If you have a landscaped property ensure all the shrubs, trees and flowers look healthy and tended to. If your property lacks greenery then add a few plants or inexpensive shrubs. If needed, it would be very effective to plant flowers around the perimeter of your property or place potted plants at the front door. By doing this, it adds an inexpensive charm and makes your house more inviting. By giving your property a well cared for appearance, buyers will be excited to stop and take the time to view the interior as well. Remember, you want prospective buyers to feel at home and invited to move "IN", not "ON"!
